Pre-Purchase Survey
Buying a home? Find out whether damp or timber issues flagged by your surveyor are real, how serious they are and what they'll cost.
Damp patches, black mould, a musty smell or soft floorboards? Find out what is really causing it, and what it should cost to fix, before anyone sells you a treatment.

This is the survey most people need. It suits anyone who owns a house or flat in West Yorkshire, whether you live in it or let it out, and has spotted something that worries them: staining low down on a wall, paint or plaster that won't stay put, mould coming back every winter, a damp smell in a cellar or under the stairs, or timber that looks or feels wrong.
The inspection can cover a single room or problem area, or the whole property. Tell Ben what you've noticed when you get in touch and he'll suggest the right scope, and confirm the fee before anything is booked.
Most damp in homes is not rising damp. It is far more often rain getting in through tired pointing, a leaking gutter or downpipe, outside ground or paths built up above the damp-proof course, a hidden plumbing leak, or condensation from everyday living. Each has a completely different fix, and some of those fixes cost very little.
Getting it wrong is expensive. A chemical damp-proof course and new plaster will not cure a blocked gutter or a steamy bathroom, and the problem simply returns. An independent diagnosis means you only pay for work that addresses the actual cause.
After the visit you'll receive a written report by email. It explains in plain English what was found, the most likely cause of each problem, the work needed to put it right, who can do that work (often a general builder, roofer or plumber rather than a damp specialist), and a guide to the likely cost. You can then get quotes from whoever you choose.
Ben carries out this survey throughout West Yorkshire from his base in Cleckheaton. Choose your area:
No. Ben is a surveyor only. He doesn't carry out remedial work, and doesn't take commission or referral fees from contractors, so the report has no reason to recommend more work than you need.
Ideally yes, or someone who knows the property. It helps to hear when the problem appears, what has already been tried, and how rooms are heated and ventilated. Clearing furniture away from the affected walls also makes the inspection quicker.
The inspection is non-invasive. Moisture readings use meters that leave at most two tiny pin marks. Nothing is opened up, and no fixed floor coverings are lifted, without your agreement first.
Simple, straightforward and with no pressure to buy anything afterwards.
Call, WhatsApp or send the form. Photos are welcome. Ben will confirm the fee and book a time that suits you.
Moisture, humidity and temperature readings, plus a close look at gutters, walls, ground levels, ventilation and timbers.
A clear report by email: the cause, the work needed, who can do it, and a guide to the likely cost.
Get quotes from any builder or tradesperson you choose. Ben doesn't do the work, so there's no sales pressure.
Want to know what you'll receive? The sample report shows the level of detail in a full survey: property information and a floor plan, moisture pathways and readings, photographs of each area inspected, external walls, roof spaces, chimneys, heating and ventilation, and clear condition ratings and recommendations.
